As a Neighborhood Listing Broker for HUD owned homes, one of my responsibilities is to help agents when they need answers to their questions, such as:

  • "how do I register to submit offers on HUD homes?"
  • or "when can my investor make an offer on this house?"
  • "I don't understand what the Escrow is for...."

and other questions.   I'm glad to help, but there are times when I really can't offer any assistance.  One such example would be:  "I don't know what my Brokerage's NAID (Name Address Identifier) number is"...  it's just something that I have no reason to know, nor access to that information.

What shocks me is, when you talk with an agent about the process of showing and selling HUD homes (and I will be holding training for agents on this topic soon, see How to Sell HUD Homes Training offered.), it becomes obvious that they haven't had any guidance on the topic.  When I recommend that they check with their broker for the necessary information, it's amazing how many times the response is along the line of "my broker doesn't have time for my questions...".  

I don't understand it;  why would you as an agent continue to work in an office where your questions to your broker are answered with "I don't have time to help you"?  Isn't that why you have a broker?  And why they get a portion of your commission, or a large monthly office fee?

And if that's the answer that you get from your broker, I'd say it's time for a new broker.

Windham County is one of 8 counties in Connecticut, and contains some of the least populated areas in CT. Comprised of about 118,000 residents, Windham County encloses the northeast corner of the state, and is often referred to as "The Quiet Corner".  A predominantly rural county, with only a few towns with population over 15,000:

  • Willimantic
  • Plainfield
  • Killingly




Connecticut's system of government is still an outgrowth of the initial form of governance started in the American Colonies. Management of roads, schools, and tax and licensing is done on a town by town level.  There are no official government boards at the county level.  There are, however, advisory groups, that each municipality may belong to.  These would include:

  • Council of Government- useful to discuss region wide matters, and guidance on obtaining assistance with state funding or financing of large scale projects
  • County Board of Health -oversight of Food licensing, restaurant health and safety, also oversight of on-sight septic systems.
  • Other regional matters - such as a Regional Animal Rescue service.

Windham County still has many examples of it's earliest roots as a farming community, although even the larger dairy farms are disappearing slowly.  Having lived in eastern Connecticut for many years, we tend to forget some of the things that a newcomer to the area first notices when they come here:  lots of trees and forest, stone walls everywhere, rolling hills, and larger rivers.


Connecticut had a very large industry in the 1800's and 1900's, that impacted much of the development in the region: the accessibility to strongly running water through rivers such as the Quinebaug, the Thames, as well as the Connecticut River, led to the construction of many woolen and textile mills, that were water powered.  Construction of the mills, and the construction of homes for the workers and the families of the workers, are still very evident in many towns. Some of those brick and granite Mills have fallen to dis-repair, while others have been converted to new uses.  The homes that were built, most typically 2 or 4 family buildings, we now collectively call "mill houses";  these have all, over the years, been switched to private ownership.  Some have been converted into very small Home Owner Associations (HOA) complexes, but most still exist as rental properties.
